Job Description

We are growing. We are doing almost 100 listings per month and we need ANOTHER ROCKSTAR Licensed Real Estate Office & Sales Manager.

Florida Real Estate License Required

Compensation: Contract Work. You, as an independent contractor, will bill us your billable hours of work, at a predetermined amount we agree on, around $16.82 per hour (equates to about $35,000 per year) during training and then $19.23 per hour thereafter (equates to about $40,000 per year).

We are seeking an office & sales manager to handle our listings and buyer/seller phone calls & internet leads. Our small team works from computers and never leave their home for work! Our office is in Manatee County but we list in every county in Florida. Candidate may work from home if they want or work in our office.

The training provided involves shadowing other managers, transaction coordinators or real estate agents. Candidate must understand MLS (Matrix) systems as well as have a familiarity with real estate listings, contracts, & real estate forms.

REQUIREMENT: Candidate must be a self-learner and proactive (can't stress this enough)! Position also requires various real estate administrative tasks, so prior experience in Real Estate is a REQUIREMENT. You must be very tech savvy and love working on the computer, sending emails and conducting phone calls. We have a very rinse/repeat system of basic processes here. Organizational skills and the ability to multitask and prioritize workloads are key in this multifaceted position. Candidate must have a pleasant and welcoming personality when speaking to sellers, ability to think on their feet, while being efficient with data entry and their time.

Responsibilities include but are not limited to:

*Answer phones and handle email distribution as needed by supervisors.

*Set and confirm appointments as needed with agents, buyers & sellers.

*Manage real estate transactions, customers and files in Skyslope & MLS’ - Coordinate real estate transactions through its lifecycle (prepare real estate documents, coordinate sign & lock box shipments/installation/removals, coordinate photography, order home warranties, customer updates, closing preparation and updating status’ in MLS).

*Communicate, create, market and manage all follow up of our current customers and leads while tracking and updating conversations and correspondence in Liondesk CRM.

*Create social media posts, pictures and video (we have various tools to train you on to help you with this).

*Call up new customers and introduce them to us and explain the products and services we offer to fit their needs.

*Respond to emails in our main inbox and your realty email with proactive thought
Process seller requests, such as inputting seller updates such as, but not limited to, an open house into Skyslope and the MLS.

*Create E-blasts through our E-blast software.

*Daily office management: Access voicemail system; listen and disseminate messages to agents.

*Conduct photo reviews before uploading to MLS to make sure no watermarks are on them.

*Send listing summary, flyers and website links to customers.

*Create, review & sign listing agreements.

*Create, review and sign offers to/from customers.

*Create offers and present to sellers.

*Must be familiar with creating Esign documents.

*Review settlement statements and present to sellers.

*Create Comparable Market Analysis (CMA)

*Obtain showing feedback for our customers.

*Conduct feedback calls for customers we have finished business with.

*Provide back up to agents with word processing, and general assistance as needed to the management team.

*Once contracts are drawn up, hand off to our real estate transaction coordinator.

*Prioritize work with customers being your primary focus.

*Occasional weekend duties needed - A few hours on weekends are preferred. (while we cannot tell you when to work, if you cannot work when customer’s needs arise, your value to us goes down).

Computer Skills Required:
Fast Typing and Keyboard with Efficiency

Education and/or Experience:
High School Graduate or equivalent
(1-2) years of related transaction coordinator experience
Minimum 1 year REAL ESTATE experience

Specific Knowledge and Skills:
Recommended familiarity with the MLS program (such as Matrix), Liondesk, Skyslope, Zipforms.
