I live alone and there are two rooms for rent. So there will be a total of three people. You'll share an updated bathroom with one other person. Both rooms are 130-ish sqft (including closet). One room has a water view and the other doesn't share a wall with any other bedrooms. Both have access to: Updated kitchen, living room with giant tv, yard and lanai with lake view, parking in driveway. Near Waterford lakes, Publix 1.8 miles away, Walmart neighborhood market 2.6 miles away. This is a clean, neat, respectful, shoes-off kind of place. I teach meditation and am a certified yoga instructor and my house has been described as feeling like a meditation retreat. Think of this as your sanctuary from the world, it certainly is mine. That being said, I'm realistic about having roommates, so don't feel you have to hide out in your room, unless that's just how you roll. I'm not expecting you to be exactly like me...just don't be awful. ;-) Rent to income should be less than 50%, decent credit score. Rental insurance and background check required. No remote workers please, I need the house during the day for recording narrations, music and other stuff.
Please...no pets, smokers, vapers. Room is for 1 occupant only, no couples, unless you rent both rooms...
First month's rent, renter's insurance, and security deposit equal to one month's rent required for move in. Rent includes garbage and sewer, we split the rest.
If you have a friend that you've lived with and get along with that wants to rent the other room, or you want to rent both yourself, this is the place.
House has exterior cameras and an alarm system, but this neighborhood is pretty tame, except people drive like maniacs, but it's Florida, so that's a given...

Yearly -averages- for me living alone:
Electric : $135 (ranges from $95 to $210)
Water : $49
Internet : Currently $60
So, $244 divided by 3 is $81.33
It'll be a little higher for 3 people, but not much. I've made this house efficient.
