A self-managed condominium community of 240 units located in Deltona, Florida is seeking a reliable, maintenance employee to support daily operations, protect association assets, and ensure compliance with Florida Statute 718 regarding common area maintenance, safety, and board directed oversight. The maintenance employee performs routine, preventive, and emergency maintenance of all common elements, building systems, and grounds. The maintenance employee reports directly to the Association’s Property Manager (CAM) and its Board of Directors (or designated liaison) and plays a key part in maintaining safety, habitability, and long term asset preservation as required under Florida Statute 718. Key maintenance responsibilities include building & common area upkeep and maintenance. including breeze ways, stairwells, amenities, and mechanical spaces. Duties also include preventive maintenance following a preventive maintenance schedule for roofs, drainage, pumps, irrigation, and pool systems. Other duties include: Maintaining fire safety equipment, emergency lighting, and life safety systems in accordance with Florida Building Code and local requirements. Maintenance also includes periodic inspections of buildings and grounds reporting maintenance needs and issues to the Property Manager and the Board.
Grounds & Exterior Care
• Maintain landscaping, walkways, parking areas, lighting, and signage.
• Oversee trash, recycling, and bulk waste areas.
• Assist with storm preparation and post storm cleanup.
Vendor & Project Coordination
• Complete small scale repairs; coordinate licensed vendors for work requiring permits or specialized trades.
• Monitor contractor performance and ensure work aligns with board directives and statutory requirements.
Emergency Response
• Respond to urgent issues such as leaks, power failures, or safety hazards.
• Participate in on call rotation if required.
Resident & Board Interaction
• Communicate professionally with residents regarding maintenance schedules or disruptions. Satisfy assigned resident maintenance needs in a timely manner.
• Required Qualifications
• Experience in building, facility, apartment, or condominium maintenance.
• Working knowledge of basic pressure cleaning, plumbing, electrical, carpentry, painting and mechanical systems.
• Ability to lift, climb, operate tools, and work outdoors.
• Strong communication and record keeping skills.
• Ability to work independently or with other maintenance employee in a self managed environment.
• Willingness to perform administrative duties including filing, mailing, and basic data entry, as this is a hands-on, self-managed environment.
